The hand tools bit made me dewey-eyed.
Having done similar for a local friend I know how nice a gesture that can be.
Sadly my last landlord turned into the worst kind of penny-pinching skinflint when it came to repairs. When he questioned why I was departing (several years ago) I told him if he hadn't figured out why 7 of his 8 stable renters (in a 26-flat block) had packed up and left all within 1 month of each other, he wasn't going to figure it out if I told him direct.
